Committee approves zoning for nearly 1,000 homes in Orléans, Barrhaven

Ottawa’s Planning and Housing Committee approved zoning amendments to facilitate the development of properties in Orléans and Barrhaven promising nearly 1,000 housing units.

Over 450 stacked dwellings and a 3,400-square-metre neighbourhood park is facilitated though the approved amendment in Orléans. The development would be located southeast of Innes Road and Lamarche Avenue.

Prior to the amendment, the parent zoning for the area was Development Reserve. The amendment would change this designation to Residential Fourth Density. The parkland portion would be rezoned as Parks and Open Space.

The Barrhaven development is a subdivision located east of Borrisokane Road between Strandherd Drive and the Jock River. The development will have 508 dwellings in a mix of single-family homes, townhouses and stacked townhouses. The amendment was require after the applicant modified the subdivision design which require reduced setbacks and increased permitted heights.

“The amendment also reflects the plan to include a higher density development on part of the subdivision, and those lands would be rezoned Residential Fourth Density, with reduced parking rates for both residents and visitors,” the city said in a memo.

Both developments are part of the city’s plan to help address the housing crisis. Council has committed to providing home builders with the opportunity to build 151,000 homes by 2031.

The land-use permissions that the planning committee recommended for the developments in Orléans and Barrhaven put applicants in a position to build 976 new dwellings in Ottawa.

The recommendation will rise to council Wednesday June 11.
