NCC issues new call for developers for recently released parcels of LeBreton Flats land

The NCC has issued a third call for developers to submit their ideas for Ottawa’s LeBreton Flats region.

The call was issued on Wednesday, June 29. The NCC says it has issued the call to solicit interest from proponents in the development of up to four parcels of land within the Flat District of the Master Plan Concept.

“The NCC is seeking proposals for a vibrant, livable, mixed-use community that will include a diverse mix of housing and serve as a showcase for design excellence and sustainability, with a low-carbon footprint and a focus on active mobility,” the announcement from NCC says.

“The NCC’s Flats Phase will become an important gateway to Lebreton Flats from Wellington Street and the Sir John A. Macdonald Parkway. The site is development-ready, with contaminated soils having been remediated.”

The latest parcels of land open for proposals are located near the Bayview and Pimsi O-Train stations, which are within about a 10-minute walk from either station.

The property is also a short distance from downtown Ottawa and Gatineau, the Parliament Buildings, the Canadian War Museum and a wide range of local amenities.

The building site area available under this RFO is up to 4.02 acres and is suitable for the construction of about 844,000 square feet of residential and commercial space, the announcement adds.

“The Flats Phase will be offered on a long-term ground lease to the successful proponent, who would also be responsible for constructing the local streets and infrastructure, as well as delivering on the targets in the LeBreton Flats Master Concept Plan,” the NCC says.

Submission requirements and the process are outlined in the Flats Phase RFO.

The deadline for submissions is October 5. 2022 at 1 p.m.
