National Capital Region dominates affordable cities list, report shows

For years now, first-time homebuyers have watched as their dream to own a home slowly slipping away.

While prices have decreased marginally, the cost of buying a property in Ontario still averages $802,601 as of February.

But according to a report from Zolo, major cities like Toronto and Oakville often overshadow more affordable living in smaller cities and towns across the Province, namely the Ottawa region.

Ottawa and the National Capital Region are home to six cities or communities that sit in the top 10 most affordable places to live in Ontario.

Arnprior, Kanata, Nepean, Carleton Place, Rockland, Ottawa and Pembroke all sit in the top 10, with Arnprior ranked as the most affordable city in the province. While the average household income in Arnprior sits below that of other cities in the region, it makes up for it in lower housing costs.

The average home price in the city with a population of less than 12,000 is $399,995.

For those looking to live a little closer to the action, Kanata has been crowned the most affordable large community. With a population of 137,000 and connections to the OC Transpo system, Kanata is a great option for those who don’t want to give up everything about big city life.

Home to Canada’s largest technology park, the average household income in Kanata sits well above the provincial average, making the average home price of $623,750 within the price budget of many.

“Many Canadians are leaving Ontario for more affordable regions east and west,” the report states. “On the other hand, many first-time buyers, move-up buyers, and downsizers are still trying to figure out where to buy an affordable property in Ontario.”

“Buying a home in Ontario doesn’t have to be expensive. Affordable options exist; however, it is essential to consider job opportunities and quality of life before choosing a city to put down roots. “
